Practical Experience

Leasing

  • Closed leasing deals in Florida, Vermont, Nebraska and Colorado for a sophisticated, early-stage company new to real estate transactions.
  • Negotiated a 40,000-square-foot, multi-story, long-term office lease with build-out in Sacramento on behalf of a health insurance company.

Financing
  • Structured and closed a sale by the foreclosing lender of a distressed $12 million affordable housing project in Oakland.
  • Negotiated a ground lease of agricultural land with a Japanese corporation for a family business owner.
  • Amended and restated a mortgage for a private lender to cure defaults and restore income streams on a gold mining property in Montana.

Acquisition and Disposition of Investment Real Estate

  • Represented the buyer of industrial warehouse properties in a $9 million transaction in Nevada, financed by a national insurance company lender.
  • Represented the seller of a shopping center with environmental remediation issues and defeasance of a conduit loan.
  • Cleared regulatory hurdles obstructing the sale of a $20 million marina and housing development

Property Development
  • Using historic metes and bounds descriptions, showed that boundary lines for a triangle of land between a Northern California river and adjoining creek, which appeared to have no owner, were improperly drawn, and successfully established proper ownership of the parcel in a court case.
  • Helped clients acquire vineyards and avocado and olive groves in Sonoma, Santa Clara, and San Benito County, and orange groves and gladiola farms in Florida.

Construction Contracts
  • Worked with clients on build-outs of developments in commercial and office properties, including a $15 million hotel in Missouri and shopping centers in Arizona and California.
  • Negotiated numerous tenant improvement contracts for office and retail space nationwide, including negotiations with architects, general contractors and construction managers.
